Tax Accountant in Whitby: File Your Taxes Online

Whitby clients can file with us online: you send your slips, we prepare the return, you review and approve it, and we e-file it with the CRA, with no office visit. We do not have an office in Whitby; the closest is our Eglinton Branch on Eglinton Avenue East in Scarborough, if you want to meet in person. The Town of Whitby bills property tax in four instalments, requires owners to register additional dwelling units and licenses certain businesses, so this page sets out the points that matter to owners.

Whitby Property Tax, Additional Dwelling Unit Registration and Business Licences

What to know, from the official pages named on each card. We last checked them on October 29, 2026.

Whitby property tax: two interim and two final instalments

The Town's 2026 instalments were due February 27 and April 30 for the interim bill, and June 30 and September 29 for the final bill. Your bill includes charges from the Region of Durham for regional services and from the Province for education. Supplemental tax bills are issued in the summer and fall for newly built homes or properties with additions or improvements, once MPAC has assessed the change, so their due dates vary. Some owners pay through their mortgage company or on a pre-authorized plan. The dates change each year, so follow your bill.

Basement apartments and other additional dwelling units must be registered

All property owners with an additional dwelling unit in Whitby must register it with the Town under By-law 8156-25. Registration needs a Certificate of Acceptance from a licensed electrical contractor, the required building permits and an exterior inspection by Enforcement Services. The Town's Housing Accelerator Fund incentive applies to units with a building permit obtained on or after April 1, 2024, a complete permit application by December 31, 2026 and registration by March 31, 2027, and the Town says there are no exceptions or extensions. Rental income from the unit belongs on your income tax return, and we can help you report it.

Business licences and home-based businesses in Whitby

The Town licenses a defined list of business types, including brokers, food premises, lodging houses, limousines and taxis, refreshment vehicles, group homes and some general businesses such as auctioneers and pawn brokers. The Town says applications are typically processed within 10 business days. A home-based business is allowed in zones that permit a dwelling, as long as the home stays mainly residential, and any home business making food for sale needs a Food Premises Licence. We can help you work out what applies to your business and keep its books.
