Waterloo accountants and remote tax filing

Tax Accountant in Waterloo: File Your Taxes Online

Waterloo clients can file with us online: you send your slips, we prepare the return, you review and approve it, and we e-file it with the CRA, with no office visit. We do not have an office in Waterloo; the closest is our Guelph Branch on Edinburgh Road South in Guelph, if you want to meet in person. The City of Waterloo licenses most rental housing as well as many kinds of business, and it collects property tax in four instalments, so this page sets out the points that matter to landlords, students who rent and business owners.

Waterloo Property Tax, Rental Licences and Business Licences

What to know, from the official pages named on each card. We last checked them on October 30, 2026.

Waterloo property tax: dates and payment plans for 2026

Interim instalments are due on March 2 and May 1, 2026. Final residential instalments are due on July 2 and September 1, while final multi-residential, commercial and industrial instalments are due on September 1 and October 1. The City says interest and penalties start the day after the due date and continue each month until the account is paid in full. It offers a 12-month plan, with withdrawals on the 1st or 15th of each month from January to December, a due date plan that follows the regular instalment dates, and an arrears plan for accounts with taxes owing, which still carries interest and penalties. Anything owing must be cleared before you enrol in the due date plan.

Most rental units in Waterloo need a long-term rental licence

A unit rented on a lease of more than 30 days needs a long-term rental licence, and rentals of 30 days or less need a short-term licence instead. Only rental units in apartment buildings are exempt. The licence class depends on who lives there: Class A when the owner does not live in the unit, Class B when the owner does, and Class C for boarding or lodging houses with five or more bedrooms or shared kitchens or bathrooms. Applications need an electrical inspection by a licensed electrician, a gas or oil appliance inspection or declaration, an insurance declaration, a parking plan and, for new applications from July 1, 2026, a criminal record check for owner-occupants and for directors and officers of a corporate owner. Rental income belongs on your tax return, and we can help you report it.

Business licences in Waterloo, with a yearly renewal

Waterloo's list of licensed businesses includes barber shops and beauty salons, contractors, food shops, home occupations, nightclubs and pet services. You register or sign in to the City's business licence portal, complete the online application and upload the documents, which can include an insurance form, proof of business status and government photo ID, and for some licence types a criminal record check. Processing can take up to eight weeks. Food shops need an annual fire inspection at renewal, and nightclubs, public halls and food vehicles need proof of an annual fire inspection. Licences are renewed every year, and the City emails a reminder before yours expires.
