Kitchener Property Tax, Lodging House Licence and Business Licences

What to know, from the official pages named on each card. We last checked them on October 30, 2026.

Kitchener property tax: four instalments in 2026

For 2026 the interim instalments are due on March 2 and May 1. The final residential instalments are due on July 2 and September 1, and the final commercial instalments on September 1 and October 1. The City charges 1.25% a month on late payments, starting the day after the due date and added again on the first business day of each following month until the balance is paid. A late payment is applied to the outstanding penalty and interest first, then to the oldest taxes. The City offers a monthly pre-authorized plan, with withdrawals on the first business day of each month, and a due date plan that follows the interim, final and supplementary bill dates.

Kitchener lodging houses must be licensed, and renewals include an inspection

The City describes a lodging house as a dwelling unit where five or more people, not counting a resident owner, share the kitchen and other common areas. All lodging houses had to be licensed from January 1, 2025. Licences are renewed every year, and each renewal includes a property standards inspection. Owners need a designated responsible person who can attend the premises at all times, liability insurance of at least 2 million dollars, and documents such as proof of ownership, a floor plan, a criminal record check and the lodging house handbook. Rental income is taxable, and we can help you report it.

Business licences in Kitchener, from beauty salons to food trucks

Kitchener licenses certain kinds of business rather than every business. Permanent businesses on its list include beauty salons and barber shops, convenience stores, food shops, laundrettes and dry cleaners, nightclubs, pet shops and theatres. Temporary and mobile businesses such as contractors, food trucks, pop-up shops, street vendors and special events are licensed too. Business licences expire on March 31 whatever date you apply, and standard processing takes three to four weeks, depending on inspections. Planning, fire, public health, building and plumbing inspections may be needed, and City staff arrange them. We can help you work out what applies and keep your books in order.
