Scarborough Land Transfer Tax and Vacant Home Tax

What to know, from the official pages named on each card. We last checked them on October 29, 2026.

Buying in Scarborough: Toronto's land transfer tax applies

The City of Toronto charges its own municipal land transfer tax on every property in the city, including Scarborough, on top of Ontario's land transfer tax. First-time buyers may qualify for a City rebate of up to $4,475, and a separate provincial refund. The City's rebate application must be received within 18 months of closing, and the buyer must move in within nine months.

Owning a home in Scarborough: declare it every year

Toronto's Vacant Home Tax is 3% of a property's assessed value. Every owner of a residential property in the city must declare its occupancy status each year, even if they live in it. If no declaration arrives by the City's deadline (April 30 for the most recent year), the City assumes the property was vacant and sends a bill. Condo units are declared one by one.

Ontario's own land transfer tax and refund

Ontario's land transfer tax applies to purchases across the province, and first-time buyers may be eligible for a refund of all or part of it. In Toronto, buyers can end up claiming both the provincial refund and the City rebate, so it helps to line up the paperwork for both before closing.
