Tax Accountant in Niagara Falls: File Your Taxes Online

Niagara Falls clients can file with us online: you send your slips, we prepare the return, you review and approve it, and we e-file it with the CRA, with no office visit. We do not have an office in Niagara Falls; you can meet us at our Guelph Branch on Edinburgh Road South in Guelph if you prefer. The City of Niagara Falls bills property tax in four instalments, treats bed and breakfasts and vacation rental units under separate rules and licenses many kinds of business, so this page sets out the points that matter to owners.

Niagara Falls Property Tax, Vacation Rental Rules and Business Licences

What to know, from the official pages named on each card. We last checked them on October 30, 2026.

Niagara Falls property tax: separate final dates for homes and businesses

The 2026 interim bill was mailed on February 6, with instalments due on February 27 and April 30. Residential, farm and managed forest final bills were mailed on June 9, with instalments due on June 30 and September 29, while commercial, industrial and mixed-use final instalments were due on August 31 and October 30. The City adds a 1.25% penalty on the first day of each month for any amount still outstanding, and payments must be received in its office by 4:30 p.m. on the due date to avoid penalty charges. The City also runs pre-authorized and equal billing payment plans.

Vacation rental units are not permitted in Niagara Falls residential areas

The City defines a vacation rental unit as a short-term rental property for tourists and visitors where the owner does not live on the property, which is what separates it from a bed and breakfast. Vacation rental units are not permitted in residential areas and are allowed only in three zones, Tourist Commercial, General Commercial and Central Business, and it is illegal to own and operate one in a residential zone. A unit may have at most three bedrooms, must pass a building inspection if there were renovations and a fire inspection, and advertising one on a booking platform without a licence is prohibited. Rental income belongs on your tax return, and we can help you report it.

Business licences in Niagara Falls, and the approvals that come first

The City licenses bed and breakfasts, camping establishments, commercial parking lots, driving schools and instructors, owner-occupied short-term rentals, public halls, refreshment vehicles, specific-location or daily sales, and vacation rental units, with a general municipal licence for other businesses. Before a licence is issued you confirm with Zoning that your location is zoned for the business, any building permit must be issued and all inspections passed, and a licence cannot be issued while any building permit on the property is open. Some businesses also need a certificate from the Medical Officer of Health. Applications are emailed to the City's business licensing office, and many need a certificate of insurance. We can help you keep your business's books.

Interim instalments were due February 27 and April 30. Final residential instalments were due June 30 and September 29, and final commercial instalments August 31 and October 30. A 1.25% penalty is added on the first day of each month.

A bed and breakfast needs a licence and an owner who lives on site, with at most three guest bedrooms. The City ran a 14-month pilot for owner-occupied short-term rentals that ended in September 2026, and Council will decide whether to continue it. Vacation rental units are not permitted in residential areas.

Many do, including bed and breakfasts, camping establishments, commercial parking lots, driving schools, public halls and food trucks, with a general licence for other businesses. Zoning must allow your use, and open building permits block a licence.
