Tax Accountant in Hamilton: File Your Taxes Online

Hamilton clients can file with us online: you send your slips, we prepare the return, you review and approve it, and we e-file it with the CRA, with no office visit. We do not have an office in Hamilton; the closest is our Guelph Branch on Edinburgh Road South in Guelph, if you want to meet in person. The City of Hamilton bills property tax twice a year, licenses short-term rentals and many kinds of business, and requires a rental housing licence in some wards, so this page sets out the points that matter to owners and landlords.

Hamilton Property Tax, Short-Term Rental Licence and Business Licences

What to know, from the official pages named on each card. We last checked them on October 30, 2026.

Hamilton property tax: two bills a year, each with two instalments

The City mails an interim bill in early February, with instalments due on the last working day of February and the last working day of April. The final bill goes out in early June, with instalments due on the last working day of June and the last working day of September. If you pay monthly by pre-authorized plan, the City tells you your new monthly amount instead of sending an interim bill, and if your mortgage company pays your taxes you will not be sent one either. The City charges a penalty of 1.25% on unpaid taxes on the first day of default, plus interest of 1.25% a month, or 15% a year, added on the first day of each calendar month until the taxes are paid. A payment on an account in arrears goes first to the oldest penalties and interest, then to the oldest taxes.

Short-term rentals in Hamilton are limited to your principal residence

Hamilton licenses both operators, who are the hosts, and brokers, who are the booking platforms such as Airbnb and Vrbo. The City describes a short-term rental as all or part of a dwelling unit offered to the travelling public for fewer than 28 consecutive days in exchange for payment. A licence is allowed only for the operator's principal residence, which limits each operator to a single licence and rules out commercial or multi-listing operators. If you rent an entire dwelling, a licensing compliance officer inspects each unit, and the Fire Department reviews the application, before a licence may be issued. Rental income also belongs on your income tax return, and we can help you report it.

Business and rental housing licences in Hamilton

Under By-law 07-170 the City licenses many businesses for public health and safety, consumer protection or to prevent nuisance. Its licences include establishment and mobile licences, trade licences for contractors such as plumbers, HVAC, building repair and sprinkler and fire protection firms, and a 30-day temporary licence that lets you test a pop-up before becoming fully licensed. Landlords should also know that a rental housing licence is required for rental units, and buildings or parts of buildings with five or fewer self-contained units, in Wards 1, 8 and part of Ward 14, and that a landlord who wants tenants to leave for demolition, repair or renovation must apply for a renovation licence. We can help you work out what applies to your business and keep its books.
